CIAT equips the new FORCLUM headquarters building

The “Volta” building, located in France not far from Paris, has the distinctive feature of consuming just 69 kW/sq. m/year, which is 50% less than conventional service sector buildings. By supplying the energy production system, the air handling units and the comfort units, CIAT is a key player in this performance. Piloted by the main contractor EIFFAGE IMMOBILIER, it is the first service sector operation to be given a BBC Effinergie label in the Paris region.

The “Volta” building is the new headquarters of the FORCLUM Company, a subsidiary of the EIFFAGE Group. It has been designed to be as ecological as possible. It is a U-shaped building designed around a central garden, with 5 storeys above ground level and 3 basement levels. It features a flat green roof with photovoltaic panels, the east and west façades are made up of a double skin with air spaces 1 m wide, and the other façades are made of aluminium frames, glass, mineral facings, and composite aluminium panels. The building has a net floor area of 7,000 sq. m, with 775 sq. m of green open spaces on a plot of land covering 2,536 sq. m.

The building was designed with optimum adaptability in mind: it can be partitioned horizontally or vertically into sections taking up half of each floor level. The central landing provides separate controlled access ways to each section. The concrete structure features wide spans and a minimum of columns in the façades, allowing for partitions to be assembled and facilitating modifications to the interior layouts. The raised floors and suspended ceilings make it easy to install and modify the low voltage and signal current systems.

The building is also fitted with a BMS which controls the heating and air conditioning systems, the technical equipment and the blinds in the double façades.

CIAT’s system offer was selected for this project, comprising energy production, air handling units and comfort units. The installation is based mainly on two 300kW Dynaciat refrigeration units with EE1 >= 3.50 and variable delivery pumps.

The offices are treated by 5 AirTech dual flow air handling units with energy recovery systems (S = 22,000 cu. m/h, R = 16,000 cu. m/h). They are used to renew the air inside the buildings by bringing in fresh air from outside. CIAT thus addresses the issue of air quality inside the building.

To guarantee enhanced levels of energy efficiency, the AHU are fitted with plate-type heat recovery units, with counter-flows on the incoming air flow to optimize heat exchange with the air extracted from the building. The fresh air flows through the units in the opposite direction to the extracted air, resulting in an efficiency level of 61% at the energy recovery unit. The fresh air regulation system is controlled by a CO2 sensor and the air flow rate ranges from 1,400 to 540 cu. m/h.

Lastly, 322 Coadis Slim HEE comfort units distribute cool and warm air to the various offices. Coadis Slim is specifically designed to fit into short depth false ceilings with high available pressure and to meet the demands of large service sector buildings which require low noise levels.

- The operator (Forclim Company) thanks to its low energy consumption and very easy maintenance.
- The installer (Forclim Company) thanks to the installation of a unit which is particularly flexible (treatment of an office covering 3 spans by a single unit).
- The architect (BVDA Company) thanks to its ability to be integrated into short depth false ceilings.
- The design engineering firm (Novelli Company), by the selection of a reliable unit that meets the characteristics set out in the specifications.

All the comfort units were supplied with electric heater elements that are used in spring and autumn to heat certain rooms, such as those facing north in the building for example.

CIAT has equipped these units with HEE (high energy efficiency) fan motor assemblies to meet the constraints of energy consumption.

This technology uses a brushless motor and the energy consumption of the Coadis Slim units is reduced by 85%. The units are more efficient and quieter and they have a longer service life. Above all, a new electronic control system and a variable speed drive have been specifically developed, and these are supplied as standard. The electronic control unit communicates with the stator to adjust the air flow provided by the fan directly and adapts it to suit the exact thermal requirements of the room.
